Site Specific Planning Controls

Ashmore Street Precinct

The Ashmore Precinct, in Erskineville, is a 17 hectare site that was rezoned from Industrial to Mixed Uses in 1998. A site specific Development Control Plan which focuses on built form design, road layout and critically, stormwater management was adopted by Council in August 2006.

In preparing the City Plan, the Ashmore DCP is being reviewed, as part of the Erskineville, Alexandria (West) and Newtown (South) Urban Design Study report. The details of the review are proposed to be reported to Council with the final study in the next few months, and subsequently integrated into the City Plan, which is scheduled for public exhibition in early 2009.

CBD Planning Controls

The review includes reassessing the extent of incentives for residential development, longer-term planning for commercial development in the CBD, and reviewing the operation of facets of the Central Sydney LEP

Green Square Urban Renewal Area and Green Square Town Centre

Green Square is considered to be one of the largest urban renewal projects in Australia, comprising approximately 280 hectares of land in the suburbs of Zetland, Alexandria, Beaconsfield, Rosebery and Waterloo.  The planning for the Green Square area commenced in 1995 and has been updated and refined through various studies, masterplans and developments since this time.

The City of Sydney is undertaking a review of the planning controls that apply to the Green Square Urban Renewal Area as part of the City Plan Review project. New planning controls have been prepared and are now on exhibition for public input. A Background Paper has also been prepared to summarise the information that has been considered in the development of the new planning controls. The proposed controls are on public exhibition until Friday 17 October 2008

Southern Industrial Area

The Southern Industrial Area comprises the area to the south of the local government area, bounded by Gardeners Road to the south, the local government area boundary and Euston Road to the west, the Sydney Water easement, Collins Street, Beaconsfield Street, Queen Street and Hayes Road to the north, and Mentmore and Primrose Avenues to the east.

The City of Sydney has recently undertaken a draft Southern Industrial Area Land Use and Urban Design Study (draft SIA Study) to inform the development of the planning controls for the consolidated City Plan Local Environmental Plan and Development Control Plan.

Submissions on the draft Southern Industrial Area Land Use and Urban Design Study should be made in writing and lodged by Friday 19 September 2008.

Urban Design Studies

These studies are relevant to several areas where there may have been inconsistencies and issues in relation to built form and design. The studies are focused on height, floor space ratio (FSR), heritage and urban character and amenity. This information will be used to develop the City’s new comprehensive City Plan and specifically for controls in the Local Environmental Plan (LEP) and Development Control Plan (DCP).

The studies do not start from scratch or propose to develop completely new planning provisions. The studies build on existing controls and previous work in these areas. The studies also involve surveying and documenting the existing character of the area in terms of height, floor space, building style and type, heritage elements and streetscapes and parks. These studies will recommend controls that will guide future development through the City’s new LEP and DCP.
