Green Square Transformation

 

The City of Sydney is the driving force behind the transformation of the Green Square area into a new retail, residential and employment hub.

Plans to ensure this area lives up to its full potential have been subject to an extensive planning process fraught with false starts and delay over the past two decades,

The $8 billion Green Square project will deliver:

  • 22,000 jobs;
  • 20,000 new homes, including hundreds of affordable housing units for key workers;
  • 40,000 new residents.

 


 

 

 

 

 

 

 

 

 

 

 

The City has taken the lead in bringing the big developers to the table. They have agreed to provide green infrastructure in the development from day one, ensuring that the revitalised Green Square area is one of Australia’s first carbon neutral communities.

The 292 hectare renewal area takes in the suburbs of Alexandria, Beaconsfield, Rosebery and Zetland.

It is just 4kms from central Sydney and 3.5km from Sydney Airport, making it a highly desirable place for commuters to live.

The Green Square area comprises a number of precincts including the Green Square Town Centre, a large proportion of which will be delivered by the Landcom, Mirvac and Leighton (LML) consortium.

This will be the commercial, retail and cultural heart of the development and will eventually be home to approximately 5,500 residents and 7,000 workers.

Early next year, dilapidated sections of the former South Sydney Hospital site will be cleaned-up and refurbished in what will be the first stage of the overall Green Square project.

Remediation will involve the removal by a team of specialists - using world’s best practice processes - of asbestos, lead-based paint and light fittings containing chemicals. Public safety is paramount.

The contaminated deposits will be painstakingly removed from buildings and sections of soil at the former hospital site in Joynton Avenue, Zetland, and later derelict buildings will be demolished.

Strict containment and decontamination procedures will be in place throughout the program, with all the work overseen by WorkCover and the NSW Office of Environment and Heritage (OHE).

All asbestos waste will be double bagged in specialised waste bags and transported in leak-proof vehicles to a facility licensed by the OEH.

Remediation mirrors the work that was conducted at the former contaminated Homebush abattoir site to set in place the building of the fabulous Sydney Olympic Park precinct.

Council is expected to approve the company for the remediation work shortly. It will also appoint a separate company to undertake 24 hour air monitoring to ensure the safety of the site at all times.

Four heritage buildings will be fully refurbished for use as community facilities, including a community hall, small theatre, multi-purpose hall, community shed, artists’ studios and workshops. View the media release.

The location for a new swimming and hydrotherapy pool are currently being explored.

A new library and community centre will also be built on the Green Square Town Centre site, which extends from the hospital site on Joynton Avenue to the Green Square Railway Station on Botany Road.

The Green Square plaza, in the Town Centre, will be 4,200 square metres, approximately the size of Wynyard Park, and there will be two new parks, one of 5,000 square metres, about the size of Foley Park in Glebe.

The City is undertaking feasibility studies on the possible location of environmental technologies for the Green Square development, at the former hospital site.

These include:

  • A purification plant for stormwater water to irrigate parks and flush toilets;
  • An automated waste collection system using underground tubes; and
  • A trigeneration energy system to produce low carbon electricity, heating and cooling for surrounding buildings on the Green Square site.

The City is also working with the NSW Government to improve public transport in the area. The Lord Mayor has called for immediate planning for new light rail with more frequent bus services in the short-term to feed into Green Square and Mascot railway stations.

Residents will also have access to new bicycle and walking paths.
