Hosting 150 apartments, Rhodes House is a 6-level apartment building in Camperdown.

Rhodes House joined our smart green apartments program in 2017. At the time, it received a 3.5 star NABERS rating and an energy action plan. The building has since worked to improve its energy efficiency.

What they did

  • Worked with an approved supplier to replace failing light bulbs in common areas with LEDs and motions sensors. The electrician disposed of and recycled the old light bulbs.
  • This project was straightforward and relatively inexpensive to complete at $21,872 after rebate ($39,017 before).

Results

  • Reduced energy cost by $7,987 a year. The payback period for the project was only 10 months, making it an easy decision for the owners corporation. These cost savings allow the owners corporation to redirect funds towards other common facilities and further improve sustainability in the building.
  • Cut maintenance costs and time: installing motion sensors paired with LEDs means spaces are only lit when required. This minimises energy use and extends the lifespan of each bulb.
  • Residents welcomed the lighting upgrades, noting the financial benefits as well as the improved aesthetics and functionality of the common areas. The gentle glow of LEDs creates a welcoming ambiance while providing enhanced safety and security through well-lit pathways and entry points.
“The old lights required frequent tube and globe replacements, which often required over-height access. This exercise was expensive and time-consuming, with some lights being out for long periods until they could be repaired. The new lights reduced power and maintenance costs.”
