Proposed changes to planning controls for 377-495 Botany Road and 960A Bourke Street, Zetland
A change to allow a skybridge and broadening the range of land uses permissible on the sites are proposed.

Council adopted the planning proposal and an amendment to the Sydney Local Environmental Plan (Green Square Town Centre) 2013 in April 2022.
What we’re doing
The changes will involve an increase in height at the lower levels and a broadening of the range of land uses permitted on the site.
The proposed changes to the planning controls for 377–495 Botany Road are:
- allowing for a higher and wider sky bridge connecting the 2 buildings already permitted on the site, between levels 2 and 9 (8 levels in total)
- additional uses to complement the commercial uses already identified for the site, including education facilities such as a university or school, childcare facilities, medical facilities and space for functions and conferences.
The proposed changes to the planning controls for 960A Bourke Street are:,
- additional uses to complement the commercial uses already identified for the site, including information and education facilities such as a gallery, artisan food and drink, and indoor recreation facilities.
The public consultation includes a planning proposal to amend the Sydney Local Environmental Plan (Green Square Town Centre) 2013 and a draft amendment to the Green Square Town Centre Development Control Plan 2013.
Next steps
We will consider all feedback and report the outcomes to Council and the Central Sydney Planning Committee.
If Council and the Central Sydney Planning Committee approve the proposal, Council can amend the Sydney Local Environmental Plan (Green Square Town Centre) 2013 as the local plan-making authority.
